Sri Lanka's real estate sector is showing signs of a recovery, with land prices in the Colombo district increasing significantly (19.1% year-on-year in Q4 2024), while house and condominium prices are seeing modest gains. Key market trends Land prices: Land prices in the Colombo district have seen a substantial increase, rising 19.1% year-on-year by the end of Q4 2024, according to the Central Bank of Sri Lanka. Suburban land prices have also reportedly grown by 23% over the past 12 months. House prices: House prices in the Colombo district increased by 2.6% year-on-year in Q4 2024, with a 1.1% quarterly increase, notes the Central Bank of Sri Lanka. A large volume of sales is being recorded, especially in the Gampaha and Kalutara districts. New developments: There has been a resurgence of new real estate developments, with over 2,500 new units launched in the last year, and an additional 3,600 units completed from projects that were previously on hold, says Lanka Business News.
