Sri Lanka's real estate sector is showing signs of a recovery, with land prices in the Colombo district increasing significantly (19.1% year-on-year in Q4 2024), while house and condominium prices are seeing modest gains. House prices: House prices in the Colombo district increased by 2.6% year-on-year in Q4 2024, with a 1.1% quarterly increase, notes the Central Bank of Sri Lanka. Condominium market:

The condominium market is stabilizing, with a year-on-year price increase of 1.2% in Q4 2024, though there was a slight quarter-on-quarter decrease of 1.2%. A large volume of sales is being recorded, especially in the Gampaha and Kalutara districts. New developments: There has been a resurgence of new real estate developments, with over 2,500 new units launched in the last year, and an additional 3,600 units completed from projects that were previously on hold, says Lanka Business News.

Demand drivers: A key driver for the market's growth is greater availability of affordable financing. Demand is robust, particularly for three-bedroom units in the apartment market and for housing in suburban locations. Foreign investment: Foreigners cannot own freehold land but can acquire 99-year leases. Investment in Sri Lanka's luxury real estate is being influenced by design-led and resort-style developments.
